EICR, Gas Safety & EPC: What Landlords Must Know in 2026

Landlords have a legal duty to keep their properties safe. Three certificates in particular — the EICR, Gas Safety Certificate and EPC — are essential for compliance, and failing to obtain them can lead to fines, invalid insurance, and difficulty reclaiming deposits.

EICR (Electrical Installation Condition Report)

An EICR assesses the safety of the fixed electrical installation in a rental property. Since 2021, private landlords in England must have a valid EICR for every new tenancy and renew it at least every five years. Our EICRs are carried out by NICEIC-registered electricians.

Gas Safety Certificate (CP12)

An annual gas safety check is a legal requirement for any rental property with gas appliances. A Gas Safe registered engineer must inspect the boiler, pipework and appliances, and issue a CP12 certificate. Landlords must provide a copy to tenants within 28 days of the check.

EPC (Energy Performance Certificate)

Every rental property must have a valid EPC rating of E or above. The certificate is valid for ten years and must be ordered before marketing the property. Minimum energy efficiency standards continue to tighten, so keeping an eye on your rating is increasingly important.
