How to Prepare Your Property for an Inventory Check-In

An inventory check-in is one of the most important moments in a tenancy. The report produced on the day becomes the baseline against which any end-of-tenancy damage is measured, so the condition of the property when the clerk arrives directly affects how useful and protectable that report will be.
Make sure the property is clean and tidy
A detailed inventory documents the cleanliness of every area. If the property is still being cleaned or has debris from a previous tenant, that will be recorded as the starting condition and could work against you later. Aim for a professional standard of cleanliness before the appointment.
Provide clear access to every room
Our clerks need to access every room, cupboard, loft (if converted), garage and outdoor space that forms part of the tenancy. Make sure keys are available for any locked internal doors, and that rooms are not blocked by belongings or building work.
Test alarms, meters and appliances
Check that smoke alarms are working and that meters are accessible for reading. If you would like appliances tested for power, make sure they are plugged in and safe to switch on. We test smoke alarms and record meter readings as standard.
Have all keys ready to hand over
For a check-in, the clerk will photograph and list every key handed to the tenant. Have the full set ready so the record is complete from day one.
Remove or document personal items
Any items left for the tenant's use should be clean and in good condition. Anything you do not want included in the inventory should be removed before the visit.
